Overview
Three contractors — very different scopes
These bids are NOT apples-to-apples. Terry's is a specialist installer; Gary LaBlanc and B&G are full general contractors. Comparing totals without understanding scope will lead to the wrong decision.
⚠ Critical scope differences before comparing prices
Terry's $326K covers installation labor and mechanical trades only — no architectural drawings, no permits, no design management, no demo supervision. Gary LaBlanc and B&G cover the entire build from demo to final inspection, with A&E coordination. Combining Terry's with a full-service A&E firm would add $45K–$60K, bringing the real total to $370K–$390K before contingency — closer to (but still below) the other two bids.

Scope note (Gary's proposal)

"Full demo Unit 6, open non-load-bearing demising wall, rebuild ~4,660 SF laundromat. Open ceiling, polished concrete floors. Typical laundromat MEP: $170–$225/SF nationally — this site likely lands at $140/SF due to existing laundromat infrastructure."

Speed Queen quote context: Kevin bundled $450K construction
Kevin Wilkerson (Hynes & Waller) included a $450,000 construction estimate as a line item inside Speed Queen Quote #29937 — higher than Terry's $326,350 for similar scope. This is likely Kevin's own construction estimate or a buffer number. If you choose Speed Queen equipment, Terry's $326K (or B&G) would be the construction contractor — Kevin's $450K bundled number should not be treated as a separate bid.
Scorecard
Side-by-side comparison
Weighted across 8 criteria relevant to a November 2026 start date and a first-time ownership group.
Criterion Terry's B&G Construction Gary LaBlanc / CIC Winner
Price (all-in incl. A&E + permits) $386K–$421K $525K–$635K $700K–$726K Terry's
Laundromat specialization 30+ yrs — laundromats only Laundromats + commercial (Good Vibes ref) Laundromats + restaurants + retail (Purple Hamper ref) Terry's
Full GC / design-build capability No — specialist only, needs A&E separately Yes — full design-build option, T&M A&E Yes — 40+ yr Class A full GC B&G / CIC
Fixed price commitment Yes — lump sum estimate (expires May 26) After 2-week pre-con phase only; currently a range Preliminary only — final after plans Terry's
References & recent laundromat work Strong: both PJ and Kevin refer Terry for all laundromat builds in DC area Good Vibes (complete) + Manassas (in progress, can visit) Purple Hamper (Ashburn) — older reference B&G (visitable)
Schedule risk ⚠ Andres concerned about workload / concurrent jobs Manageable — team-based company Unknown — no discussion of current backlog B&G
Transparency / communication Indirect (routed through PJ / Kevin) Direct — Stephen responsive Apr 15–24 Moderate — site visit only, proposal via doc B&G
Pre-con / risk discovery None offered 2-week pre-con to verify utilities, lock price Not offered B&G
Overall fit for first-time owner Good if partners can manage A&E separately and monitor schedule Best — turnkey option, transparent pricing process, active laundromat ref Good but most expensive; less recent laundromat-specific work B&G
Terry's — Case For
  • Lowest price by a wide margin ($386K–$421K all-in vs $525K+ others)
  • Laundromat specialist — all he does, 30+ years
  • Endorsed by both vendors (PJ Jackson and Kevin Wilkerson independently)
  • Itemized line-item bid — no surprises in scope
  • Saves $139K–$305K vs. full GC options
Case against: Schedule risk (Andres' concern), requires partners to separately manage A&E firm and permitting, no design-build capability, no single point of accountability.
B&G Construction — Case For
  • Design-build option — single point of contact from plans to certificate of occupancy
  • 2-week pre-con phase to verify utilities and lock final price before committing
  • Active laundromat project in Manassas (can visit) — see their work before deciding
  • Stephen is responsive, direct, and has been transparent about process and cost drivers
  • Nov 1 start available
Case against: Working budget (not fixed yet — pre-con required to lock). Price could land anywhere in $525K–$635K range. Need to decide on turnkey A&E vs. separate architect.
Gary LaBlanc / CIC — Case For
  • 40+ years as Class A GC — deep experience
  • Built The Purple Hamper (Ashburn) for PJ — known quantity to the equipment vendor
  • Full design-build capable
  • Flagged HAZMAT testing proactively (good diligence)
Case against: Most expensive option (~$700K–$726K all-in). Preliminary $140/SF rate — final number after plans likely higher. No response since April 8; less recent laundromat reference (Purple Hamper vs Good Vibes). References not yet provided.
Recommendation (for partner meeting Apr 26)
Option A (lowest cost, needs partners to manage A&E): Go with Terry's at $326,350 and engage a separate A&E firm for drawings and permits ($30K–$45K). Total: $386K–$421K. Risk: partners must coordinate A&E + Terry + permitting. Mitigation: both equipment vendors (PJ and Kevin) know Terry well and can bridge communication.

Option B (turnkey, recommended for first-time owners): Engage B&G Construction for a 2-week preconstruction phase. Visit their Manassas laundromat project first. If pre-con confirms $465K–$540K range, sign. Single point of accountability, fixed price after pre-con, design-build included. Total all-in: $525K–$635K — $139K–$214K more than Terry's, but eliminates A&E coordination risk and gives a locked final price before committing.
